One & Two Miranova > Columbus, Ohio
One & Two Miranova > Columbus, Ohio
Overview
Pizzuti saw opportunity in a piece of brownfield property. Located at the south end of downtown Columbus on the Scioto River, the landÍs proximity to and view of Downtown held great promise. Developing the property would entail a great deal of work and require spearheading brownfield legislation and other government concessions. Pizzuti decided both they, and the city would benefit.
Results
Working with the City of Columbus, Pizzuti gained Tax Incremental Financing (TIF) and special permitting. Additionally, Pizzuti worked closely with then-governor George Voinovich on creating legislation to encourage brownfield redevelopment through the creation of a Voluntary Action Plan and a Covenant-Not-To-Sue. The site was cleaned under brownfield legislation, administered through the Ohio Environmental Protection Agency. The result is a stand-out urban mixed-use project, which includes a 112-unit high-rise condominium landmark (One Miranova) and a 240,000 sq. ft. high-rise office building (Two Miranova), both featuring unmatched amenities and an uncompromising view of the city. The successful completion of Miranova has spurred a Downtown housing revival with numerous loft housing projects finished or under construction, and established Pizzuti as an experienced leader in public/private development.
