Overview
Like many small cities peripheral to larger ones, Obetz, Ohio was looking for a way to attract industry to the quiet south-Columbus suburb. Recent annexation of land to Columbus and other factors had drained tax revenue from a city that was already facing a stagnant economy. Pizzuti was called in to advise and assist the community in creating a public-ownership structure to purchase and develop vacant farmland into a 365-acre industrial park. Pizzuti negotiated the private lending necessary for the community to purchase the ground, negotiated money for community grants, secured a loan guarantee from the State of Ohio, executed a lease-purchase agreement and provided pledged equity as additional collateral for the project.
Results
CreekSide Industrial Center has now grown to over 500 acres and represents thousands of jobs and millions of dollars in new investment for Obetz. The project included a variety of ownership and fee-driven development opportunities. Pizzuti received a construction management fee to provide services for the design and managed bidding and construction of public infrastructure. The entire project site was eventually purchased by Pizzuti and managed by Pizzuti Property Management. CreekSide stands as an award-winning success that is truly a model of public/private partnerships, and a tremendous asset to the Village of Obetz.

IEDC honors CreekSide
[9/28/2005] The Pizzuti Companies and the village of Obetz received an Honorable Mention Award in the development of CreekSide Industrial Center at the International Economic Development Council Annual Conference in Chicago.


CreekSide XIII Nears Completion
[8/1/2005] CreekSide XIII is scheduled for completion September 1, 2005. This 463,000-sqaure-foot speculative building was built to meet the demand of the booming warehouse and logistics market in Obetz, Ohio.


Rohr Road Contruction Commences
[8/1/2005] Construction on Rohr Road began August 1, 2005. For the next 40 days crews will be working to expand Rohr and Alum Creek roads to provide turning lanes to serve the rapidly increasing logistics traffic from the 500-acre industrial center.
